Unit Manager in Property Management

Jönköping Municipality is a large employer with hundreds of different job roles. We are growing in line with the city's development, with more residents, more housing, and a larger range of services. We are always on the lookout for new talent - employees with diverse backgrounds and experiences, united by the common drive to create a better city to visit, live, work, and reside in.

Do you want to contribute to the development of the municipality's property management? Are you driven by challenges and leading employees in an expansive and development-oriented environment? Then you could be one of our two new unit managers.

Your New Job

We are now looking for two unit managers to join our team. One of our employees has taken on a new challenge in a neighboring municipality, and at the same time, we need to strengthen the organization to meet our steady growth and the exciting challenges it brings. With us, you will become a key player in our work to develop property management and drive our digitalization journey forward – in an environment characterized by development.

You will be part of property management, a division within the property department, where we are currently on an exciting journey to digitize both our management and our new and renovation processes. The units primarily focus on management but also handle extensive maintenance projects and adaptations based on our customers' needs.

As a unit manager in property management, you will play a central role in developing our processes and working methods. You will lead the unit's change work and ensure that we are well-equipped to meet future challenges – both at the individual level and as an organization.

The assignment includes personnel, work environment, and budget responsibility. Through engaged and clear leadership, you ensure that every employee has the right conditions, motivation, and competence to perform their work and meet future challenges in line with our goals and guidelines.

In addition to your main assignment within the unit, you will play an active role in the overall development of the entire property department. In your role, you have the opportunity to influence both strategic and operational decisions. You report directly to the operations manager and are part of the management team of property management.

The units consist of about ten employees with various specialist roles, such as property managers, technical managers, and landscape engineers. You lead, distribute, and participate in the work within the team. An important part of your assignment is to follow up on operations as well as the budget for management and maintenance work.

Your Competence

To thrive and succeed in the role, you need to have a genuine desire to lead and develop employees through a coaching and supportive leadership style. We prefer that you have experience in both leading and participating in change work within development-oriented organizations.

You are a skilled communicator who clearly conveys goals and expectations while creating engagement and participation. Your good initiative enables you to proactively drive development issues and take responsibility for improving working methods and processes.

You work in a structured and analytical manner, with good financial knowledge that helps you make well-founded decisions and optimize resource use. Your collaborative ability is one of your strengths, and you enjoy building and maintaining relationships, both internally and externally.

To succeed in the role, a high level of personal maturity is required, which means that you make balanced trade-offs, handle complex issues, and adapt to changing circumstances in a professional manner.

Requirements

  • Relevant academic degree, for example in construction, property management, economics, or project management, or equivalent knowledge acquired through experience
  • Experience in property management and/or the construction industry, maintenance, and renovation
  • Leadership experience
  • Knowledge of financial management, including budget follow-up
  • Good IT skills and digital proficiency
  • Good ability to express yourself verbally and in writing in Swedish
  • Driver's license (B)

Meritorious

  • Experience in project management
  • Experience working in a process-oriented manner
  • Experience with customer relations and collaboration
  • Experience in change work

We Offer You

With us, you will have a stimulating, developing, and varied job in close collaboration with engaged colleagues. You will have the opportunity for individual competence development as well as experience and knowledge exchange with employees from different professions. As an employee, we offer secure employment conditions, the possibility of remote work, and wellness benefits.

As a new manager, you will participate in our introduction program, "Welcome Manager," which gives you the best conditions for succeeding in your new role. You will also have support from several functions, such as HR/Administration, Finance, and Development, to collectively meet and address the needs of the organization.
